Compartmentation remediation in an occupied commercial office building
We were brought in to deliver a phased programme of passive fire protection works within a multi-storey commercial office building in London.
The project was initiated following a detailed compartmentation survey and Fire Engineer review, which identified a number of Priority 1 fire stopping defects requiring remediation to maintain the integrity of the building’s fire compartments.
Working within an occupied commercial environment, the objective was to undertake the remedial works safely, efficiently and with minimal disruption to day-to-day operations.
The Challenge
Large commercial office buildings contain extensive service infrastructure, including:
- Mechanical and electrical services
- Data and communications cabling
- Ventilation systems
- Pipework and containment routes
Over time, modifications to these services can result in penetrations through compartment walls and floors that are inadequately firestopped or left unsealed altogether.
The identified defects presented a risk to the building’s compartmentation strategy, potentially allowing fire and smoke to spread beyond the intended fire-resisting barriers.
A structured remediation programme was therefore required to address the defects while maintaining access and functionality within a busy working environment.
Our Approach
Working to a Fire Engineer’s Priority 1 defect schedule, we implemented a phased remediation strategy across multiple areas of the building.
The works included:
- Removal of unsuitable or non-compliant fire stopping
- Installation of tested passive fire protection systems
- Fire stopping around service penetrations
- Ongoing quality assurance inspections throughout the project
All installations were completed in accordance with the manufacturers’ tested details and relevant industry guidance to support compliance and long-term performance.
Quality Assurance & Compliance
Quality assurance formed a key part of the delivery process.
Each completed installation was subject to inspection and photographic recording, creating a clear audit trail and providing the client with evidence of compliance.
Our project team worked closely with site management to coordinate access, manage disruption and ensure that works progressed safely within the occupied areas of the building.

The remediation programme successfully addressed the identified Priority 1 compartmentation defects and restored the integrity of critical fire-resisting elements throughout the building.
