Fire protection for offices, retail and commercial premises

Commercial buildings are regularly altered, refurbished and reconfigured, creating ongoing challenges for fire compartmentation.

New tenants, fit-outs, services and changes to internal layouts can all create openings or disturb existing fire-resisting walls and floors. We help building owners, managing agents and contractors identify, protect and reinstate compartmentation across busy commercial premises.

Accredited Fire Protection for Commercial Buildings

Commercial buildings can present a wide range of passive fire protection requirements, from offices and retail environments to large, complex estates with extensive compartmentation and building services.

Our BlueSky certification and FIA membership support the technical standards behind our work, while CHAS and SSIP credentials reflect our approach to health and safety management on site. Where access is required at height, IPAF-trained operatives can also support work in elevated or difficult-to-reach areas.

Every alteration can affect the compartment line

Fire compartmentation can be compromised in a number of ways.

New cables, pipework and ventilation systems may require penetrations through walls and floors, while refurbishments can alter partitions, risers and areas above ceilings.

Issues are often hidden above suspended ceilings, beneath raised access floors, inside risers and within back-of-house areas. Over time, repeated alterations can leave multiple unsealed penetrations.

Keeping your commercial building operational

For commercial occupiers, disruption can affect staff, customers and day-to-day operations, so careful planning is essential.

We plan works around opening hours, tenant access, staff areas, customer routes, deliveries and agreed handover dates. Where appropriate, works can be phased, completed out of hours or carried out in sections, helping the building remain operational while fire protection works are completed.

Commercial fire stopping in a live office

We often find commercial fire stopping defects after years of fit-outs, service changes and tenant alterations.

This London office building had Priority 1 compartmentation issues identified through survey work and Fire Engineer review. We corrected the buildings defects, whilst the buisiness continued to operate. This saw us, work around busy service areas, staff movement and site access, phasing the remediation so the client could keep control of disruption.

Each repair was completed using an appropriate tested system and recorded with photographs. It is a good example of how we help commercial buildings deal with hidden fire stopping issues without stopping normal day-to-day use.

Our Passive Fire Services For Commercial Premises

Commercial fire protection often involves more than one type of work.

We can survey the building to understand the condition of its compartmentation, then put defects right through a planned programme of works. That may include sealing service penetrations, making good redundant openings, installing fire barriers in ceiling or roof voids, fitting fire collars around plastic pipes, and checking fire doors that protect escape routes and back-of-house areas.

By keeping survey, installation, remediation and reporting under one team, we help landlords, developers and contractors reduce handovers, avoid confusion and keep the work moving.

We work across offices, retail units and shopping centres, hotels and hospitality, warehouses, and mixed-use and multi-tenant buildings. The work ranges from fire stopping and compartmentation on fit-outs and refurbishments to surveys and the remediation of long-standing defects.

Yes. On construction and fit-out projects we work as part of the wider team, coordinating with the main contractor and other trades and sequencing our work so we keep to the programme without holding anyone up.

Why Fire Safety Maintenance Is Not “One and Done”

When fire safety works are completed- whether that’s fire stopping remediation, compartmentation upgrades, or external wall system (EWS) works- it can be tempting to view the building as fully compliant and finished.
